Rental qualifications

The 24 Apartments to offer equal housing to all people regardless of race, color, religion, sex, national origin, handicap status, familial status, or any other state or locally-protected classification.

All applicants, 18 years of age and older, must complete a rental application and pay the applicable fees.

The following rental qualifications apply to all applicants:

APPLICATION FEE
$55 per person (18 years and older).
This fee is non-refundable.

VERIFICATION OF ID
Must have an original valid government-issued ID; Passport, Driver’s License, or Military ID.
Verification of identity must be made in person. Expired documents will not be considered valid.

PROOF OF INCOME
Management may require additional proof of income.

Applicants must be able to provide proof of income from the following list of options:
• 3 most recent paycheck stubs
• 3 most recent bank statements
• Offer letter of employment within 30 days
• Other legal, verifiable income; child support, pension, alimony, etc.

INCOME REQUIREMENT
The total gross income required is a minimum of 3 times the amount of the monthly rent.

CREDIT REPORT
Each applicant will be processed through our rental criteria. Income, credit rating and other statistical data are used to evaluate the application. Application approval process may take up to 5 business days.

Below are the possible decisions:
• Accept: The application is approved at the base security deposit.
• Accept with Conditions: The application is approved with an increased security deposit.
The increased security deposit will range from one month to two-month deposit. *A second form of government-issued ID will be required*
• Decline: The application is declined, and residency will not be considered.
Any judgments/evictions/skips/unpaid landlord collections & additionally any negative landlord reference such as late payments/returned checks & lease violations can result in denial of the application.

RENTER’S INSURANCE
Proof of renter’s insurance for a minimum of $100,000 is required for the term of the lease from all applicants prior to the move-in date and distribution of keys. The 24 must be added as an interested party.

SECURITY DEPOSIT
Standard security deposits are $700 for a studio/one bedroom, $800 for a two-bedroom, and $900 for a three-bedroom apartment. (On approved credit)

SMOKE-FREE COMMUNITY
The 24 is a smoke-free community.

PETS
Pet Rent: Cats: $30 (monthly); Dogs: $60 (monthly)
Pet Deposit: $500
Pet Restrictions: Up to two (2) animals per apartment.
We love all dogs, but the following breeds/crossbreeds are not allowed: Great Danes, Alaskan
Malamutes, Rottweilers, Doberman Pinschers, Pit Bulls, German Shepherds, Chow Chow, Akita, Bullmastiff, Mastiff, American Staffordshire terriers, Staffordshire terriers, American terriers, bull terriers, and wolf hybrids. Restrictions are subject to change without notice.
